Phase 1 - Mildew Treatment
Decolors first creates a mild solution of chlorine mixed 1 part liquid chlorine to 3 volumes water. This solution is then applied to areas where mildew is present to eliminate it down to the spore. The affected areas are pressure cleaned to remove any remaining mildew to ensure that mildew will not grow under the new paint coating. |

Phase 2 - Pressure Cleaning
All exterior stucco surfaces being painted will be pressure cleaned using a minimum of 3500 Lb. P.S.I. to remove surface contaminations, loose, peeling, blistering, chalking or flaking paint, salt deposits and mildew. Special attention will be paid to ensure that all loose material is removed, exposing a sound substrate. |

Phase 3 - Primer Sealer
All stucco surfaces to be painted will be sealed using a preferred choice of Manufacturer Masonry Surface Conditioner. This product is applied to seal or bind any remaining chalk left on the surface after pressure cleaning and to promote a sound substrate for the new coating to adhere.

Phase 4 - Patching & Caulking
Remove all loose, cracked, hardened and/or deteriorated caulking presently installed at all metal to stucco, and wood to stucco perimeter joints, around windows, door frames, decorative stucco bands and any other trim.
After removing old caulking material, the joints are then cleaned and sealed.
To insure a waterproof seal, a complete and continuous new bead of Manufacturer's specified caulk will be applied over the joint in a smooth seamless manner to insure proper adhesion and appearance.
All hairline cracks will be detailed and patched with a Manufacturer specified elastomeric textured patching compound. The cracks will be scraped on the center, cleaned, primed and filled in the middle overlapping at approximately 2 inches on both sides. Larger structural cracks will be injected with a urethane sealant and then finished with elastomeric patch to match existing texture as close as possible.

Phase 5 - Final Coat Application
Dependant on contract specifications, one or two final coat applications are then applied by roller, brush or spray to all surfaces. |
